Neral Leads the Next Wave of Residential Development in Mumbai 3.0
MUMBAI: Neral is emerging as one of the most promising growth corridors within the rapidly evolving Mumbai 3.0 region, with independent real estate research firm Liases Foras highlighting the area’s strong long-term investment potential driven by large-scale infrastructure development, expanding employment hubs and limited land availability.
According to the research, infrastructure projects worth approximately ₹4.04 lakh crore planned across the Mumbai Metropolitan Region are expected to transform connectivity and economic activity in emerging corridors such as Neral, Karjat, Panvel and surrounding areas. The report notes that Mumbai 3.0 is increasingly being viewed as the next phase of metropolitan expansion beyond Mumbai and Navi Mumbai, supported by major projects including new transport networks, metro connectivity and the broader decentralisation of economic activity.
Liases Foras projects that Neral could witness up to five-fold appreciation in land values over the next decade, citing a combination of infrastructure-led growth, rising housing demand and a structural shortage of developable land. The research suggests that as employment centres expand and affordability pressures push homebuyers and investors towards peripheral markets, Neral is positioned to benefit from increased residential and commercial interest. The report further points out that the Mumbai 3.0 vision is creating a network of interconnected growth hubs across the Mumbai Metropolitan Region, with infrastructure increasingly determining future development patterns.
The study concludes that the convergence of infrastructure investments, employment generation and constrained land supply creates a favorable environment for sustained value appreciation over the coming decade.
